We are developing a new website with a different approach to searching Real Estate listings. Instead of searches like “2 bed 3 bath between $300k and $300k in this zip code” we have developed a more flexible way to search. In our search, the user could search by all of the below at the same time (along with many more). I would like to be close to the beach but not oceanfront. Ideally 5 mins, with further away being less desirable but still a possibility. I would like to be within half an hour of an international airport but not too close or under the flight path. I want to be close to good schools, the closer the better. This is the most important thing. I want to be in the country but not in farmland or desert. I would like to be able to bike to the train station but not hear the trains. I’m comfortable spending $350k, but I can go as high as $450k (but gets worse fast), and spending less than $350k is definitely better. Don’t care about anything below $200k, though. I need at least 2 bedrooms, but more is better until you get to 5, then it is too much. 4 is perfect. These new ways of searching require a new approach to UI and design. The search would allow users to find these quality of life measures, that they value, more efficiently. The vision we have for the system takes elements from the real estate search sites we all know (Zillow, Trulia, Redfin), simplifies some areas, and adds in the new search elements. Some key points we are putting in: 1. Three main pages for the design a. Main Search page i. SPA ii. Search focused b. Listing Detail Page c. Favorites “pinterest style” page (Show me all my 5 star kitchens…) i. Key inputs are which thumbnail to show and star rating 1. Star rating can be less than, equal to, or greater than. Open to ideas on how to present. ii. Modal (or open to suggestions) for “quick detail” view 2. Search is the number one focus, especially user input a. Red: Bad, hide these listings b. Yellow: Neutral c. Green: Best options d. Click to change color? e. Each search has a “weight” for how important it is to the user i. Weights can be any value (0-100, for instance) but may be good to keep options smaller for ease of use 3. Each property will have a “Score” for overall match as well as a detail score for everything they searched for. 4. We will have an AI that can pick out which photos are Kitchens, Baths, Bedrooms, Exterior, Yard, etc… a. We will be able to present the type of photo the user most cares about 5. Instead of a simple “Heart/Hide” interaction, the users will be able to rate each property from 1-5 “stars”. a. Once rated, the user can easily see all their properties in a simple “pinterest like” page. On this page, they can also choose which thumbnail (Kitchen, yard, etc…) they want to view. 6. There are no ads on the site. 7. We will be building the site with Material UI in React and any elements that are easy to customize from the base MUI components will save us a lot of time and are appreciated. Color theming is super easy. 8. We like the Teal and BlueGrey palettes on MUI’s default palette setup. (https://material-ui.com/customization/color/). Definitely want a contrasting color so everything is not just primary and white. No “tech blue”.

What to avoid
Sites we don’t like that much: www.zillow.com, www.realtor.com, www.redfin.com All have that very generic “designed in 2012” approach that feels dated. UI elements are more cramped. Boring fonts. www.expedia.com Difficult to tell ad from content www.vrbo.com Feels a bit dated, but not as dated as the top three. Not very memorable.
