Help Tenant Association Homepage with a new website design

We are a tenant association (housing), and this website purpose is to keep our members, estate agents informed on what is going on in our community right now.

Styling the h1-h4 is important, as well as the three different error/info messages.

The design will be converted into a Joomla! Template by our developers. Main goal is simplicity first. A contact form on the right, a top menu and sub-navigation on the right side of the page (Not a drop down as the inspiration page). A footer with quick navigation and News headers. Use the same type of structure as grandsaltsjobaden, look at this page as a wireframe of the site we are trying to build. We want to keep a background with images changing.
